WalletHub named Lexington the best small city in America for 2026. At the same time, the town’s single-family market is the softest it has been in any of the last four falls. Both things are true, and together they shape what buyers and sellers should expect in Lexington this fall.

Why did WalletHub rank Lexington the best small city in America?

WalletHub compared 1,318 cities with populations between 25,000 and 100,000, using 45 metrics across five categories: affordability, economic health, education and health, quality of life, and safety.

WalletHub’s write-up leads with safety. It reports the town has the fourth-lowest property crime rate and the 21st-lowest violent crime rate in the study, along with the 12th-fewest car crash deaths per capita. The report also cites a median household income above $238,000, the ninth-highest median credit score (783), and the fourth-highest share of residents with health insurance. Massachusetts ranks first in WalletHub’s school systems study, which feeds into each city’s education score.

Two other Massachusetts communities made the top 10: Milton at No. 7 and Arlington at No. 8.

What is the Lexington housing market like in fall 2026?

Between July 21 and October 21, 2026, 75 single-family homes sold in Lexington. The median sale price was $1,639,999 and the average was $1,940,859. Homes sold for 99% of their final list price and 97% of their original list price, with an average of 62 days on market and 39 days to an accepted offer.

Supply remains low. As of October 21 there were 43 active single-family listings with a median asking price of $1,949,000, and 29 homes under agreement. At the past three months’ sales pace, that equals about 1.7 months of supply.

Source: MLS PIN, Lexington single-family homes, July 21 to October 21 of each year. New listings are homes that came on the market during each window.

The median sale price fell 6.3% from 2025 and 12.8% from the 2024 high for this window. The average sale price fell a smaller 3.1% from 2025. With only 75 to 87 sales per period, the median moves with the mix of homes that happen to close, so the drop in the average is the steadier signal. Both point the same way.

The pace changed more than price. Homes sold at an average of 99% of list price, the first time in this four-year comparison that the figure fell below 100%. Average days on market rose to 62, up from 36 a year earlier. Sixty-five listings took price reductions, averaging 5.5%, compared with 48 in 2025 and 24 in 2024.

More supply does not explain the slowdown. Eighty-four new single-family listings came on the market this fall, down from 104 in the same window last year, and homes still took longer to sell.

Andrew Mazur of The Mazur Team at Compass sees the change on the buyer side. “There are typically fewer buyers in the fall, which gives those with flexibility more opportunity,” he said. “Buyers have been given pause by global instability and rising interest rates. They’ve been more discerning in their decision-making process and slower to make a move when they aren’t moving for the current school year or a relocation.”

Rates have moved quickly this season. Freddie Mac’s weekly average for a 30-year fixed mortgage rose from 6.66% at the end of July to 7.40% as of October 15, 2026, compared with 6.27% a year earlier.

Where is Lexington’s market strongest?

The market splits by price. Homes between $800,000 and $2 million made up 47 of this fall’s 75 sales and closed at 100% to 102% of list price on average, with average days on market between 21 and 38 depending on the price band. Between $2.5 million and $4 million, 17 sales averaged 94% to 97% of list price and more than 110 days on market.

What does this mean for buyers in Lexington?

Buyers drawn to Lexington by the ranking will still find competition under $2 million, where homes sold at or above list price on average. Above $2.5 million, buyers have more time and more room to negotiate than they did a year ago, when homes in that range sold at 98% of list price on average. Our buyer resources and Lexington real estate FAQ cover the rest of the process.

What does this mean for sellers in Lexington?

Sellers should price to the current market, not to 2024. The gap between this fall’s 99% sale-to-list ratio and 97% sale-to-original-list ratio shows what starting too high costs, and the jump in price reductions shows how many sellers are learning it after listing.
